Anzac Avenue Apartment Conversion

This substantial project brought together many of the skills and deep experience of Brosnan Construction in order to deliver on the client’s expectations.  A full upgrade of an old building to create 30 high quality apartments involved the entire interior being stripped out and remodelled, whilst also undertaking detailed strengthening and remediation work – all while retaining the original facade. Furthermore, repairs to the existing structure were unforeseen until the strip-out was completed; this added a significant scope of works to the project.

Significant challenges associated with this project included restrictions by being surrounded on three sides by occupied buildings in Auckland’s CBD, together with being on a main arterial route with no available site space for deliveries, storage or parking.

Our success in delivering this exciting project was enabled by early contractor involvement.  By having an influence over the design we were able to simplify components to be more manageable in light of the site restrictions. These subtle changes not only simplified construction but added value to the bottom line for the client through saving to P&G.

Communication with the neighbouring building managers prior to construction and continued dialogue throughout the construction phase fostered a good working relationship and community spirit.

144 - 146 Lichfield Street

Brosnan Construction have worked on numerous projects resulting from the damage caused by the Christchurch earthquakes, however, this one was a bit special. Involving an historic building dating back to the early 1900’s, it was one of few commercial buildings on Lichfield Street to still be repairable.

This project involves the removal and replacement of the building’s existing balcony cladding, installation of a new gutter system, and repainting the exterior block, plaster, aluminium garage doors, timber pergola and exterior steel beams in accordance with Resene’s specifications. The building comprises four apartments each on its own level, plus occupant garaging on the ground floor.
