Brosnan Construction was engaged to complete the earthquake repairs on this highly sensitive building while it remained fully operational. We worked very closely with the Insurers representatives, property owner, tenant, design team and our specialist subcontractors to achieve the best possible results. This included high levels of planning, communication and teamwork to ensure the project was completed to the satisfaction of all stakeholders.
The majority of the building facade was an insulated plaster system that needed to be removed to allow the structural cracking to be identified and repaired before the plastering system was reinstated. This involved fully encapsulating the building envelope to ensure the lightweight plaster system did not escape into the environment, the use of extensive personal protective equipment and permitted work fronts to minimise the impact on the building users.
Detailed Health and Safety and Environmental planning were critical to the success of this project due to the risks involved with the building operations, demolition requirements, working within the sealed roof space controlling approved product fumes, dust and heat risks. Due to the extremely sensitive equipment within the building all products had to undergo testing and approval before they could be used within the clean environment.
Weather tightness improvements to the replacement feature façade included the introduction of James Hardie’s Stira system to give the façade a modern appearance.
