This residential project comprised the construction of a 225m2 split-level home on the hills surrounding breathtaking Lake Wanaka.
The structure was created using block retaining walls to form the basement area, together with a combination of insulated slabs on grade, suspended concrete slabs and structural steel with timber framed walls.
The roof structure is a mixture of pitched and truss roof construction so as to provide the height of ceiling necessary to maximise the views and natural light in this beautiful lakeside location.
The facade incorporates Linea weather boards, Sumner Stone veneer, triple-glazed window suites and Alpine Tray roofing, complete with high levels of thermal insulation to all areas ensuring year-round comfort.
The modern interior finishes included feature timber floors, built-in joinery elements and ceramic tiled bathrooms.

PFR's sensory science unit is an internationally recognised research department that tests both expert and public consumer responses to food and beverage. The scope of this project covered the refurbishing and fit out of L1 of the Padfield Building located at OFR's Mt Albert campus. This included the demolition of existing open plan working areas, offices and some laboratories, and the construction of a new sensory unit and office space. Included in the works is a kitchen area for consumer food preparation, sensory booths, open plan office with meeting rooms and toilet facilities in an area of approximately 700m2.
Refurbishments to school premises always have attendant challenges, due in the main to tight deadlines and the need for the school to continue with its vital role of education whilst the project continues. Add-in a location where high winds are prevalent and that makes for a tough project.
An owner-designed home, built in an area of outstanding natural beauty, but needing to commence construction in late Autumn, meant that this was no straightforward build...
The ‘leaky home’ issues in New Zealand construction have caused numerous problems for both homeowners and the industry alike. This project typified that situation, with a set of anxious, largely elderly, owners and an initial contractor that went into liquidation during phase one of the project. It was against this backdrop that Brosnan Construction were engaged to complete the contract.
